Steps to a successful spruce-up
Everyone has a different reason for wanting to renovate. Whether you plan to make changes to your bathroom, bedroom or your entire home, it's important to have a plan and be prepared. Follow these steps for a successful spruce-up.
- Ask your REALTOR®
Start by consulting your local REALTOR®. He or she will be able to determine what types of renovations will offer a good "return on your investment." For resale value, some of the best home improvements are cosmetic such as painting, carpeting, minor kitchen and bath re-dos. Your REALTOR® will be able to suggest guidelines to help your home feel comfortable and enhance your home's value.
- Do your homework
Look at magazines and books to find out what you like in a home. Style magazines are a great source for creativity. Investigate material costs, products and potential suppliers and professional contractors. Talk to friends and family who have renovated and find out what worked and what didn't work from them. The Internet is a great resource filled with lots of decorating ideas. Great renovations begin with clear plans.
- Decide What You Want
What is the main purpose of your renovation? Is it for resale value or is it to make your living space more comfortable for you and your family? Check your renovation options. If you need more space in your kitchen, maybe you can redesign the current floor space instead of expanding into another room. Decide on the items that you definitely want to change and get your families wants and ideas.
- Check your finances
When you've decided what kind of renovations you want - it's time to look at the budget. Decide on how much you want to spend - this will ensure your budget stays in line with your renovation plans. Remember, expensive doesn't always mean better. Inexpensive renovations such as fresh exterior and interior paint, new carpets and new hardware on your kitchen cabinets can make a big difference in your home's appearance.
- Go classic
Keeping to classic styles will ensure your home doesn't become dated. Classic decorating includes neutral colours, hardwood floors and classic cabinetry.
- Choose a contractor
Get the name of a few professional contractors and interview them. Decide who you will feel comfortable working with. Check references for all contractors and get all agreements in writing. Ask your contractor questions such as: do you do the specific type of work you're looking for; what is their schedule like and can they provide you with referrals?
