| May 2003 Curbside appeal Before a buyer even steps through your front door, you’ve created a first impression. In fact, one study reports that an attractive exterior helps sell almost half of all homes. Your REALTOR® will tell you that keeping the outside of your home clean and tidy will make a difference when it comes time to sell. So what can you do to make your home look like a million bucks without actually spending all your money?
The painted house. This is a large project, but can probably do more to sell your house than anything else. A freshly-painted house makes a great first impression. If you don’t have the time or budget to take on this project, consider touching up shutters or window frames.
Fresh front door You’d be surprised how big a difference painting your front door can make. Wash your door thoroughly before beginning and sand down any loose paint or rough edges. Don’t be afraid to be bold in colour selection. Fresh shades like vibrant cranberry or slate blue will draw attention and encourage buyers to enter.
Glorious gardens. Tackle those wild weeds and overgrown shrubs. Cut back any overgrowth that keeps light out of the house. Prune any branches or plants that infringe on the driveway and make sure your flower beds are free to show off their blossoms. Choose colourful plants with different growing seasons so your garden looks great in both spring and summer.
Lush landscaping. Landscaping should enhance your home, not hide it. Make sure your driveway is cleaned and walkways swept. If you have steps or a porch, make sure everything is in good repair. Replace missing spindles and rotted stairs or railings. Your lawn should be mowed and edged. A well-manicured lawn looks like you care about your house and have taken good care of it inside and out.
Exciting entrance. Place large pots filled with bright blooms at your front door; nothing is more welcoming than fresh flowers. If you’ve got space, you might consider placing a chair and small table to the side of the door. A comfortable spot to take off your shoes or to just enjoy on a warm summer day will appeal to many buyers.
The best way to sell your home quickly and at a good price is to make it appealing. Pretend that you’re the buyer when you look at your home. Your REALTOR® will have suggestions to show your home to its best potential and will be able to offer a list of professionals to help. When it’s time to sell, put your home’s best face forward. Your REALTOR® will tell you that taking the time to create some curb appeal can go a long way toward selling.
