What can a REALTOR® do for you?

Finding the right home can be a challenge. That's where a professional REALTOR® comes in.

A REALTOR® can help you start your search. They’ll begin by asking you to consider your lifestyle and your needs and requirements. For example, do you need to be close to a school? Would you like a fireplace? They'll ask you to list the items in order of importance, putting the more practical and attainable needs on top. When you search for a home, your list will come in handy.

A REALTOR® can help you establish your financial capability. They will likely have you list your monthly expenditures to determine an appropriate monthly mortgage payment. And they'll help you calculate the top home value your down payment and monthly payments can support.

A REALTOR® can help you save time. Your REALTOR® matches your requirements with homes listed in the area where you want to live. Your REALTOR® can access the Multiple Listing Service® a computerized information-sharing network of homes for sale. It includes detailed information such as room-by-room measurements, property condition, renovations, appliances, zoning and rental rates. Your REALTOR® can provide a comparison of similiar properties and market statistics.

A REALTOR® can help you make notes on the positives and negatives of each home you view and show you how to give each a rating to determine which home is best for you. A REALTOR® can also point out features that may affect each home's resale value in the future.

A REALTOR® can offer you expert knowledge of the area and can outline future development plans, taxes, zoning, transportation, schools and community services. This is important information you need to know.

A REALTOR® can make your home buying experience easy and enjoyable – and save you time and money. Happy home hunting!

Your agency relationship

REALTORS® work within a legal relationship called agency. The agency relationship is between the client and their agent, the company where the REALTOR® is licensed. A REALTOR® can act for a seller or a buyer or, to a limited degree, both. REALTORS® have a legal obligation to uphold the integrity of their clients, and protect and promote their clients’ interests.

REALTORS® commit to:

  • protecting a client's negotiating position at all times;
  • providing undivided loyalty and keeping a client's confidences;
  • adhering to a strict code of ethics and a high standard of practice;
  • exercising reasonable care and skill in performing all assigned duties;
  • being accountable for all money and property placed in the realtor’s hands while acting for a client.
