| December 2003 Choosing the right neighbourhood: tips for homebuyers
You know how many bedrooms you want and that you need a backyard large enough for your dog. But have you given any thought to the neighbourhood where you’re going to find this dream home?
When buying a home, it's important to remember that the location of your home is often more important than the property itself in establishing long-term value. In fact, most REALTORS® agree that the first step should be narrowing your search to a specific neighbourhood.
Needs and wants. Figure out what you need in a neighbourhood. Do you have children that are school age or will soon be? You might consider dropping by the local school and asking some questions. How far are you willing to commute? Try the daily drive during peak times and find out if there are any alternate routes. Is there a park or community centre nearby? Visit and see if offers the kind of services you would enjoy.
Zoning and community planning. Find out what public plans are in store for your neighbourhood – perhaps there are some new community developments, infrastructure or zoning changes. Obtain a copy of the community or neighbourhood plan and get information on zoning by-laws from the local city hall.
Safety and noise. Visit the community at different times of the day and night to determine safety and noise levels in the area – will you feel comfortable walking at night? Will the noise keep you awake? Check with the local police department for statistics on break-ins and other crimes.
Resale potential. Your REALTOR® can provide information about recent resale volume and pricing trends in the area. Your REALTOR® will also protect your best interests by informing you of any special issues or considerations that may affect your resale value.
After you have determined your requirements, your REALTOR® can quickly source information about potential neighbourhoods, pricing trends and community information. Your REALTOR® can provide a few different areas that seem best suited to your requirements and offer his or her own knowledge of the neighbourhood.
Once you've established some possible locations, spend time "doing your homework". Often the best way to learn about a neighbourhood is by talking to local residents and merchants. Go for a walk in the local park. Have coffee in a couple of the cafes or try out one or two restaurants. Collect a few issues of the community newspaper to get an idea of community activities, issues and concerns. These steps will give you a better sense of the people and lifestyle in the neighbourhood.
